The investor/owner can either use straight-line depreciation and receive the depreciation expense over 39 years for commercial buildings or 27 years for residential real estate or they accelerate the depreciation expense by having an engineering firm identify the shorter life assets and building components used to build the building.
We can do this process for the new construction, current tax year acquisitions, or perform look-back studies for properties acquired up to 15 years ago.
By providing accelerated depreciation expense, our process eliminates or reduces income taxes.
